The Challange

The client, a real estate agency serving residential and commercial property markets across the United States, needed to generate direct, high-intent inbound inquiries from serious buyers and tenants via Facebook Messenger. Previous strategies had consistently underperformed, producing low-quality leads with slow response rates.

Strategy & Approach

A comprehensive multi-creative, multi-audience messaging campaign was built and systematically tested across 7 ad sets. Each set was designed to test a different variable — creative format, audience segment, or messaging hook.

Phase 1 — Creative Diversification

Multiple ad creatives were developed including property showcase photography, urgency-driven copy (limited availability, new listings just added), aspirational lifestyle imagery targeting homebuyers and investors, and trust-led messaging emphasising the agency’s track record and local market expertise.

Phase 2 — Audience Segmentation

Six distinct audience segments were targeted covering first-time homebuyers, active property investors, families relocating to key metro areas, high-income renters, and interest-based audiences built around real estate browsing and mortgage products.

Phase 3 — Optimisation & Scaling Winning Sets

After the first 12 days, ad sets consistently delivering conversations below $0.25 were identified and scaled aggressively. Sets 5 and 6 — achieving $0.19 per conversation — received the majority of the remaining campaign budget.
